Why High-End Washer & Dryer Is Not the Same Job

A front-load washer that wasn't leveled correctly on install will destroy its shock absorbers within two years. We re-level on every service call and replace shock kits as a set so the drum stays balanced through the next decade.

Heat-pump dryers are not vented dryers

A Miele T1 or Bosch heat-pump dryer uses a refrigerant loop instead of a vent. Lint accumulation on the secondary heat exchanger is the #1 reason these dryers slow down — and it's something owners are almost never told about at install.

Direct-drive motors need brand-specific service

LG's direct-drive system and Samsung's inverter-driven drum are not interchangeable, and the fault codes are not generic. We carry brand-specific diagnostic tools and OEM motor assemblies for both.

Gas dryer safety is non-negotiable

On any gas dryer service, we verify gas pressure with a manometer, inspect the flue connection for proper draft, and re-check after the work is complete. A gas dryer with a partial blockage is a CO risk in the laundry room.

Common Washer & Dryer Problems We Diagnose and Repair

  • Washer won't drain or spin. Clogged drain pump (coins, hair, lint), broken drive belt, or failing motor control board. We open the pump filter before quoting.
  • Excessive vibration during spin cycle. Worn shock absorbers, broken suspension springs, or a load-balance issue from incorrect leveling. We replace shocks as a matched set.
  • Front-load door won't unlock at end of cycle. Failed door lock assembly, control board not sending unlock signal, or — most often — residual water in the tub triggering the safety lockout.
  • Water leaks from front of washer. Worn door boot (gasket) with a tear at the bottom 6 o'clock position. Common after 5-7 years of use.
  • Dryer takes 2-3 cycles to dry a load. Restricted vent, lint blockage in the lint trap or secondary heat exchanger (heat-pump units), failed heating element, or weak gas valve solenoid.
  • Dryer runs but produces no heat. Blown thermal fuse, failed heating element (electric), failed igniter or flame sensor (gas), or a tripped high-limit thermostat.
  • Dryer making loud squealing or thumping sound. Worn drum support rollers, failing idler pulley, or a worn drum bearing. All wear items on dryers over 8 years old.
  • Washer fills slowly or not at all. Failed water inlet valve, clogged inlet screen filters, or — on Miele units with hard-water sensors — a softener issue requiring system check.
  • F-codes or E-codes on the display. Brand-specific fault codes that point to a specific subsystem. We read the actual fault log through the service menu rather than guessing from the LED pattern.
  • Heat-pump dryer running but clothes still damp. Almost always lint accumulation on the secondary heat exchanger. We disassemble, clean, and verify temperature recovery.
  • Washer detergent dispenser clogged or leaking. Detergent residue buildup in the dispenser channels. Manual cleaning often resolves it; severe cases need a dispenser assembly replacement.
  • Burning smell during dryer cycle. Stop the dryer immediately. Usually a failing drum bearing or a wiring fault. Both are repairable but the unit should not be run again until inspected.
